Questions to ask?

 

  • Do you plan to renovate or keep the home as it is?
  • Is there a Riparian lease or grant? How much is the yearly fee?
  • Is the home built on Pilings or spread footings? “Important to know when considering renovation”.
  • What is the condition of bulkhead? What type of material it is constructed of?
  • What is the condition of the dock? What type of material is it constructed of?
  • Is there a warranty on the bulkhead? What is the actual age?
  • Does the natural waters edge "Rip-Rap" require maintenance? Is it your responsibility? 
  • Is there a boatlift? What is the pound rating?
  • Is there a boathouse? What is the condition?
  • Are all permits in order?
  • How much is the flood insurance? Does the seller have a recent Flood certificate? Flood Info NFIP
  • What is the depth of the waterway?  Are there any fixed bridges in the path of open waters? Check the water depth is it consistant year round?
  • Are there docking rights? What are the fees?

   Other Important Facts

 

  • The state of New Jersey guides each municipality regarding any changes to an existing home or vacant parcel of all types of waterfront property.  
  • Riparian: Meaning the right to use water.
  • A Riparian grant passes with the deed. You own the property beneath the water.
  • A Riparian Lease is a revocable lease for use. Typically issued for seven to twenty years requiring an annual fee paid to the State of NJ
  • Beach Access: Some Oceanfront ownership will extend to the high mean water line. This area however, remains subject to the Public Trust Doctrine.
